I've only been renting from the for only 6 months now and i can truly say they are some money hungry ppl. I am so unhappy here and can't wait until my lease is up. All i know is, God has the last say so. You can't keep doing ppl wrong no matter who you are.Ppl working hard every day to make a living and all you can do is rip them off in every way you can think of!!! It's sad but true. It ain't ova!! We'll hear about this company on the news and it won't be good news.
Sunshine Corp. is the most bogus company ever!!!! – I LIVED IN GLEN TOWNHOMES IN BARTLETT RAN BY THE SUNSHINE CORP (DEF. WRONG NAME FOR THEM NOTHING SUNNY ABOUT THEM) IN 06/07. I MOVED IN NOV 06 AND MOVED OUT OCT 07 MY LEASE WAS UP NOV 7 07, I MOVED DUE TO A TRANSFER OF MY JOB. I INFORMED THEM OF THE TRANSFER ALL OF A SUDDEN I RECEIVED A LETTER FROM MY JOB STATING THAT MY WAGES WOULD BE GARNISHED. I WAS LIKE WHATEVER JUST BE DONE WITH THEM. THAT WAS SUPPOSED TO BE COMPLETED JULY 09, TODAY I FOUND OUT THAT I WAS SUPPOSED TO BE IN COURT I NEVER RECEIVED A NOTICE OR ANYTHING, SECONDLY THEY ARE TAKING ME TO COURT FOR THE SAME AMOUNT THEY GARNISHED MY CHECK FOR. AND THEY HAVE THIS A$$HOLE OF AN ATTORNEY L.E. BAER HE'S A JERK! EVERYTHING THAT'S SAID NEGATIVELY ABOUT THEM IS VERY TRUE TAKE HEED TO WARNINGS......DO NOT RENT FROM THEM.
There is no respect for tenants! – I have been a resident with Ridgeway Terrace for a little over a year. This was "suppose" to be a way to save some money in preparation to purchase a house. Boy was I wrong! Sunshine is a company that lures tenants in on a no deposit and free gift cards. They charge for everything! I just recently moved and I received a bill for $1600 of damages. I mean normal wear and tear of an apartment...I was chared for carpet, walls, EVERYTHING! I am now confused b/c I thought that normal wear and tear of an apartment is expected. Before a new tenant moves in an apartment the apartment has to be througly cleaned, painted, and carpet shampooed. That is "normal" wear and tear! The thing is Sunshine need to get some money from you b/c they get no deposit from you so therefore they have to make up the difference in the end! Very scandolous and unethical! Please DO NOT RENT from SUNSHINE! They have their own personal lawyers and they do this on a daily basis. Its a way they strong arm their tenants and scam them out of money inorder to make money. I hate that company's like this still exist. I have filed a BBB complaint b/c I feel that this matter needs to be investigated. I suggest that all tenants and former tenants file a complaint with BBB B/C Sunshine practices are just scandolous! You live and you learn. PS to all living at Sunshine make sure you take pictures of the apartment when you leave and make sure you do a notice to vacate and keep up with your copy!!!!!!! Try your best to move as soon as your lease is up! STAY AWAY FROM SUNSHINE CORPORATION!
Most unethical business in Memphis, TN – After fulfilling a 1 year lease with Sunshine, I went month to month for 9 months, as I was in the process of purchasing/closing on a house. I turned in my required 30 day notice to the corporate officice in May 2010, as I planned to vacate by the end of June 2010. Two months later (August 2010), I received a letter at my new home stating that I owed for July 2010 rent and a late fee due to my negligence of not turning in a notice! What!!! So, as "stiff" as Sunshine is about their rules, I could have gone for nearly 2 whole months without paying rent before being notified?? I seriously doubt that! Sounds to me like another money-hungry plot to make some extra cash for the company! Not to mention that a final walk-through and inspection was scheduled and conducted on the last day of June 2010. If I truly wanted to skip out on rent, why would I turn in my keys, give a forwarding address (in my notice, might I add) and schedule a final walk-through? RUN RUN AS FAST YOU CAN from this morally piss-poor company!!
WILL NEVER EVER RENT FROM THEM AGAIN!!!!! – OH MY WHERE SHOULD I START??? 1ST IVE BEEN WAITING ON A DISHWASHER FOR 3 MONTHS AND HAVE NOT RECIEVED IT... I MOVED TO COUNTRY VIEW AT THE END OF JANUARY... AT THE BEGINNING OF MARCH MY APARTMENT WAS BROKEN INTO.... NOW ITS JUNE AND MY APARTMENT GETS BROKEN INTO AGAIN....!!!! THE OFFICE ACT LIKE THEY DONT CARE AND SO DOES THE CORPORATION.... PLUS MY RENT HAS NEVER BEEN LATE BUT WHEN THE FLOOD HIT @ THE BEGINNING OF MAY I HAD 2 WAIT ON MY CHECK TO COME FROM NASHVILLE.. I TRIED TO PAY THEM ON THE 19TH OF THE SAME MONTH BUT THEY HAD ALREADY FILED ON ME EVEN THOUGH I CALLED AND EXPLAINED WAY BEFORE THE 15TH... WHEN I WENT 2 COURT IT WENT FROM PAYING $595 TO $2029!!!!!!!!! I SEE THEY WILL DO ANYTHING TO MAKE MONEY.... I WAS ALSO CHARGED 2 ATTORNEY FEES AND 2 LATE FEES.... ON TOP OF THAT THEY ARE VERYYYYYYY!!!!! RUDE IN THE CORP OFFICE......... I WILL NEVER EVER EVER RENT FROM THEM AGAIN IF MY LIFE DEPENDED ON IT AND U SHOULDNT EITHER... I WISH I HAD CHECKED B4 I GOT MYSELF INTO IT..... I ALSO ASKED COULD I GET OFF THE BACK JUST TO KEEP THE THINGS I STILL HAVE AFTER 2 BREAK INS AND THE ANSWER IS NO!!!!!
Its An OK Place To Start, But im sure there are much better – I've been at the Riverdale Apts for going on 3 years. This was my first apt, so I can say its not the best but its ok.
I've had a few run in's.....the maintenance guy left my back door open before and I didnt know till 3 days later due to never using it at the time. In the past and still sometimes I've had a major problem with spiders, and ants, and rollie pollies in the bathroom. When it rains bad the back door carpet gets flooded, and I cant put carpet powder by the back door due to this or it will leave white residue.
I wish they would have more of a concern for well paying customers. For 2 years straight I was NEVER late on my rent, now I'm going through some hard times, and they will not try to help me at least once as far as paying some of my rent late past their 15 day notice. I've only spoken to the people at the front desk, no one further. But policy is policy, I cant argue that either. But I do know when I get on my feet Lord's will, I will be moving from there.
The maintenance guy usually comes on time, but most of the problems are reoccurring .
I would rate Riverdale an 8, due to bugs and cold customer service of the leasing office. This is my first apt so I'm sure to others they may be rated lower, depends on your standards.
Don't do it – I've rented from Sunshine for a while now. If you're considering renting from them, just don't do it. The only good thing they have is the location of their apartments. Everything else is a loss.
Their maintenance is horrible: They won't replace rotting wood, the tennis courts are completely abandoned, their lawn servicers completely skip large chunks and it doesn't get addressed, etc... Inside the apartment is just as bad: Garbage disposals are cheap and break easily, the wallpaper is completely overdue for replacement, the interior paint is done poorly and it shows, and the carpet is worn down. They will not replace or fix anything until it completely falls apart, and even then they will only address it when absolutely necessary.
As far as rent goes, Sunshine will absolutely do anything they can to make money, even if that means the renter gets the raw end of the deal. For example, even if you've been renting with them for years, if your rent goes 14 days overdue they will immediately turn it over to an attorney's office for collection. A $650 rent will blossom into a $1050 bill on the morning of the 15th day you're late. I understand it's within Sunshine's contractual rights to do that, but that doesn't make it morally right. To them, money is very much more important than the renter and they make that abundantly clear in their actions.
Money Hungry – I have been with Sunshine for three years and have never been late with my rent. My son school bus was running late. I live in WoodChase Apartments and the bus didn't arrive until about 4:50. He attends County School and they don't release until 4pm. To make a long story short, I sped on the express way to Poplar (while talking on the phone to one of the ladies inside the office, informing them of my location). I made it to the building at 5pm. By the time I ran upstairs to the office it was 5:01pm. The lady closed the door and locked it in my face. There were other tenats inside being seen and she wouldn't let me inside. She said, "it's late, drop it in the box." A day later I recieved a letter in the mail with a balance of $75.50 due to late charges. Is this money hungry or what? I have been a great tenat to Sunshine Corporation. On that day I begin my search for new residence. Thanks be to God I found a house on the same day!
This company is cold and calculating – after 18 months of residency, I had 1 returned check due to loosing my job. Instead of noifying, they sent me a notice of eviction and atempted to suit aainest me. It ended up costing $1,100. to retain a apartment which the rent was only $595.00. 2 days later Sunshine (what a joke of a name) sent me a letter stating I had broken my lease and that now my rent would be $720.00....I have contacted ALL the news media and ferverantly that NO ONE has to endure the stress that I have.
Avoid Sunshine at all costs!!!!! They WILL get you in the end!
WHATEVER – O......... PLEASE SHUT UP!!! I LIVE AT EDGEWATER APARTMNTS AND IT IS GREAT THERE! THE MANAGER AND TEAM IS WONDERFUL!!!! U GUYS ARE JUST MAD BECAUSE U CANT GET APPROVED BECAUSE UR CREDIT IS NOT ANY GOOD OR CANT READ! AND THEY CANT HELP THAT THE CATS LOVE THE APARTMENTS TOO!!
